Leasing

When we began leasing properties in 2002 we started with an excellent leasing contract. Nevertheless, over the years we have adjusted our contract to meet the various circumstances and changing environment of our region. That prompted us to add a clause here or a paragraph there. We have also incorporated some important disclosures.

Our contract provides owners with legal protections and assurances against every circumstance we have experienced or could possibly predict and is attorney-approved.

What we provide:

  • Communicate with approved tenant(s) about processes for lease signing, funds submission, and move-in logistics (i.e. utility transfers, physically meeting at property, etc.)
  • Prepare the comprehensive lease documents
  • Coordinate the lease signing between all parties
  • Collect all funds due prior to move-in, including the first month’s rent and security deposit
  • Handle security deposit appropriately according to State laws
  • Schedule and manage comprehensive property assessment reports and walkthroughs before and after a move-in and move-out
  • Provide tenant with new keys, remotes, codes, passes as needed
  • Provide tenant with Online Portal Access on all platforms for rent payment and maintenance request
  • Coordinating receipt of required lead certificate and/or rental licenses (if applicable)
