Risk Mitigation Guarantee

As a Silver River Property Management owner-client, sit back, relax and let us handle everything. We understand two of the biggest risks that landlords face: eviction expenses and pet damage.

Our risk mitigation guarantee will reimburse you up to $1,000 in eviction fees, or $1,000 in pet damage (to a maximum of $1,000 per lease), if these costs exceed the amount of the tenants’ security deposit.

Plan Administration / Eligibility Requirements:

Landlord account with Silver River Property Management must be in good standing and with no violations of the terms of the Management Agreement. Termination of the Management Agreement shall cause enrollment in Risk Mitigation to immediately terminate and Silver River Property Management shall not be responsible for any claims either past or future, even if tenant placement was done by Silver River Property Management. Tenant must have been screened and approved by Silver River Property Management and on a Silver River Property Management lease agreement dated April 29, 2019, or later.

In the event a tenant defaults on their payment or rent, Silver River Property Management will have the sole right and sole discretion to pursue legal proceedings for an eviction. Any costs associated with an eviction or charges for pet damage will first be billed to the tenant. Silver River Property Management will first attempt to collect funds from tenant to reimburse owner. If Silver River Property Management does not collect these funds from the tenant, then Silver River Property Management will pay these expenses within the coverage limits as noted above.

All amounts due from tenant for the eviction or pet damage will first be deducted from the tenants security deposit, and Silver River Property Management will pay any amount over the security deposit to the maximum payout amount. Silver River Property Management will have a first claim position against tenant for any payment(s) recovered. The maximum payout by Silver River Property Management per lease agreement will not exceed $1,000. All payouts by Silver River Property Management will be made after the tenant has vacated the premise and after the completion of the security deposit disposition. Any lease or pet administration fees charged to the tenant will be retained by Silver River Property Management.

This guarantee applies only to pets approved by Silver River Property Management and does not apply if a tenant has an unauthorized pet. This guarantee excludes Service Animals per Fair Housing guidelines. This guarantee also excludes eviction fees for any tenant on a government subsidized program including Section 8.
